Start with the exact gata
Get the district, tehsil, revenue village, khata and gata numbers from the seller's available deed and current khatauni. Note any gata unique code shown by Bhulekh. If the offer is for only part of a larger gata, ask which recorded subdivision or document identifies that part. A roadside pin or a broker's plot number cannot replace the revenue identifier.
Open both Bhulekh status services
From the official UP Bhulekh homepage, choose the service for a plot/gata's sale status and then the separate service for case involvement. Select Shahjahanpur and the correct tehsil and village in each flow; compare the displayed gata with your papers before interpreting the result. Record the date, identifiers and wording shown, because an old forwarded screenshot may be for a different parcel or time.
Read a case entry before drawing a conclusion
A case flag is a reason to ask what proceeding it represents, not proof that the owner has lost a dispute. The UP revenue-court system (RCCMS) shows case details such as parties, court, case type or section, status, land identifiers and orders where available. Some proceedings are routine record changes. Match the case's village and gata, then read the order or ask the relevant revenue court about the underlying file.
Treat an empty screen carefully
A blank or unavailable result does not certify clean title, lawful land use or an absence of claims. Check the deed chain, current khatauni, map and site together, and obtain independent advice about any restriction or case. RCCMS itself says its online case information is informational and the actual position can be confirmed from the concerned court's file.
Keep this check tied to rural records
This route is useful where the property is identified by a revenue village and gata. For a city house or shop described through municipal and registered-deed records, ask which records apply instead of forcing a rural gata search. If the seller's documents and portal identifiers differ, pause and have the relevant tehsil or an independent property lawyer resolve the mismatch before money changes hands.
Next step
Saaf Pata can request a rural Shahjahanpur property's village, gata reference and available owner papers before sharing it. Buyers should check the live official status themselves and obtain the appropriate records or professional review for any result they do not understand.
