Choose the index by registration date

IGRSUP shows separate address-search pages for deeds registered before 5 December 2017 and for deeds registered on or after that date. Ask the seller for the deed's registration date and year. If the date is uncertain, check both indexes rather than assuming that one search covers every period.

Have the right identifiers ready

The official forms ask for district, tehsil or registration office, village or mohalla, and a property address such as a house, shop or khasra reference. They also offer registration number and year as search inputs. Copy identifiers from the deed itself where possible; an approximate map pin is not the same as a registered description.

Search the index, then compare the entry

The department's own instructions describe searching by property address or by registration number and year. An index result can lead to a scanned deed. Compare the parties, registration details and property description with the document the seller supplied. Record any spelling, area or parcel-reference difference instead of silently treating two entries as the same property.

Get an official copy when needed

A screen result is useful for locating a deed. IGRSUP also lists a service for certified copies of registered documents. For a transaction, ask your lawyer which copy and which chain of earlier deeds should be reviewed, and use the relevant registration office if a portal record is unclear.

Keep this check in its place

A deed index describes registered records found through the search terms and period used. It does not by itself answer whether there were later transfers, disputes, boundary differences or other restrictions. Pair it with the relevant land record, a site inspection and independent document review before committing money.
