01

First identify the record that applies

Keep the registered deed and the existing khatauni together. Note the district, tehsil, revenue village, khata and gata numbers, area and names as written. A city house-tax account or electricity bill is a different record; do not assume that the rural revenue-record process applies to every urban home or shop. Ask the local tehsil or an independent professional if the parcel's record type is unclear.

02

Start at the current official portal

Open RCCMS at vaad.up.gov.in and use its Online Application menu for Section 34 mutation. The portal also has separate routes for succession, demarcation and land-use change, so choose the service that fits the transaction rather than selecting a similar-sounding option. The portal's public mutation page identifies Section 34 as the land-mutation application route.

03

Match the application to the deed

Have the registration number and date, registration office, parties and exact land identifiers ready. Enter them only through the official service and review the displayed deed and parcel details before submitting anything. If the seller's papers, deed and khatauni differ on a name, area or gata number, record the mismatch and seek guidance instead of guessing which value to enter.

04

Track the case and the later entry

Save the application receipt or computerized case number. RCCMS provides searches for case status, hearings and court orders. Check the actual order when available, then review the relevant khatauni on UP Bhulekh to see what entry was made. An application receipt alone does not tell you that the record has been changed.

05

Treat problems as transaction-specific

An objection, a missing deed entry, a partial-gata sale or a mismatch in the recorded area may need the tehsil and independent legal review. Do not use a mutation screen as a substitute for examining the deed chain, boundaries and restrictions. If the portal is temporarily unavailable, retain your documents and ask the relevant tehsil how to proceed through the current official process.

Next step

For a rural Shahjahanpur property handled by Saaf Pata, ask us for the village, gata reference and the owner's available deed and khatauni details. The buyer should use those identifiers to check the official mutation route and later revenue entry.
