Check whether this is the right service
The department labels this service for rent agreements up to 12 months. Do not shorten an intended tenancy merely to fit a portal option. If the agreed duration or property arrangement is different, ask the relevant registration office or an independent professional which documentation process applies. Digital stamping and registration are separate steps; confirm what your case needs.
Agree on the practical terms first
Write down the exact address and portion being let, start date, duration, monthly rent, deposit, payment date, utilities, maintenance, repairs, notice and handover condition. Confirm the landlord's authority to let the place. The portal can format an agreement, but it cannot decide an unclear deposit refund or repair term for the parties.
Have both parties ready for identity checks
The official FAQ says the landlord and tenant use Aadhaar e-KYC and e-sign, with OTPs sent to Aadhaar-linked mobile numbers. It also lists email and an online payment method among the requirements. Each person should complete their own identity step; do not pass an OTP to a broker or another person.
Review before payment and signing
According to the department's process, the parties enter rent details, the software calculates stamp duty, a draft is generated, payment is made and both parties e-sign. Read the full draft against the terms you agreed, especially names, property description, duration, rent and deposit. Keep the payment receipt and final signed document.
Verify and retain the document
IGRSUP provides a separate rent-agreement verification page that asks for a 15-digit application number. Save the application number and final file, and use the department's verification service rather than relying only on a forwarded PDF. If a detail is wrong or the portal does not support the transaction, get guidance from the department before treating the document as complete.
Next step
Saaf Pata can help you identify a rental home or tenant and collect the property facts. The landlord and tenant should agree to the terms themselves and use the official portal or their chosen professional for documentation.
