Find enough detail to identify the deed
Ask for any old registration receipt, deed number and year, registration office, names of parties, and the property address, village or mohalla and plot or khasra reference. IGRSUP's property and registered-deed searches can help locate a record when a number is missing. Compare every search result to the property being sold; a similar name or village is not enough.
Choose the certified-copy service
On the official IGRSUP portal, open 'Certified copies of deeds' (विलेखों की प्रमाणित प्रतिलिपि). Its menu has separate steps for a new application, payment and downloading the copy. The portal also lists a 'Certificate of Registered Document' service. Ask for the certified copy of the deed if the buyer needs to review the document itself, rather than assuming a one-page certificate supplies its full text.
Check who may apply and what the portal asks
The department says any person may apply for a certified copy of a document relating to immovable property. It gives different access rules for wills and certain other documents. Use the deed identifiers and applicant details requested in the current official form, retain the application number and review the fee shown before payment. Do not enter identity details on a link received only through a message.
Use the sub-registrar office if the online route fails
The department says an application can also be presented at the concerned sub-registrar office. If the online page expires, does not find the deed or returns an error, take the available identifiers to that office and ask how its current manual or assisted route works. Shahjahanpur district has more than one office, so use IGRSUP's 'Know Your Office' lookup or the older deed's registration details to confirm where to ask.
Read the copy before using it for a sale
Once obtained, compare the certified copy's parties, registration particulars, property description and area with the seller's other papers and the actual site. A copy helps reconstruct the document trail; it does not by itself establish that the seller owns the property today, that all co-owners consent, or that there is no loan or restriction. Have the full transaction documents checked independently before accepting payment or signing.
Next step
Saaf Pata can help an owner list which registration details and papers are available before a Shahjahanpur property is marketed. The owner should obtain the official copy, and the buyer should examine it with the rest of the current records.
