Identify the parcel and planning area
Get the village or mohalla, ward where relevant, plot or gata reference, measured area and a location pin. Use the pin to find the site, then match the parcel to its documents. Shahjahanpur district contains several local bodies; do not assume that a city planning document covers every plot in Tilhar, Powayan, Jalalabad or a rural village.
Start with the district's plan page
Open the Shahjahanpur Mahayojna 2031 page on the district administration website and follow its document link. Ask the planning authority which plan version is operative for the exact site and whether the plot falls inside its boundary. A downloaded map can be large or difficult to read; a guessed colour on a screen is not a parcel-level confirmation.
Ask for the land-use answer in writing
Shahjahanpur Nagar Nigam's Town Planning Department describes responsibilities for structural planning, land development and road widening. Ask it, or the authority it directs you to, to confirm the relevant land-use designation and any road or other planning reservation for the identified parcel. Record the office, date and reference for the answer.
Separate the plan from a building permission
A plan's land-use designation and permission for a particular layout or building are different questions. The National Government Services Portal lists a building-plan approval service for Shahjahanpur Municipal Corporation. If a seller says a layout or building is approved, request the approval reference and drawings, then verify them with the issuing authority rather than relying on an advertisement.
Keep title and physical checks alongside planning
A planning answer does not verify ownership, boundaries, access or the condition of the land. Compare the parcel with relevant registration and land records, visit it, and have an independent professional review the transaction. Do this before making a payment based on a promised future use.
Next step
For a specific plot, ask Saaf Pata for its exact parcel reference, locality, area basis and any approval documents the owner has supplied. Take those details to the relevant planning office for confirmation.
